Thanks for all the information on leading indicators. Can you tell us how to calculate the market action index?
We get this info from Altos Research. From a post on their Facebook page, they explain: Altos’ Market Action Index (MAI) answers the question “How’s the Market?” by comparing the current rate of sales versus inventory. It’s a leading indicator of supply and demand and overall market competitiveness; i.e. whether it’s a buyer’s or seller’s market, or if the market is heating up or cooling off. We typically see the MAI rise in the spring, peak around June 30th, and fall in the second half of the year. Of course, this year all bets are off! Run a report for your area: altos.re/r/f00348c A MAI of around 30 indicates a balanced market, with just enough supply to meet demand. A MAI in the low 20s is a buyer’s market, with more supply than demand and prices declining in the future. A MAI of 35 or more points to a seller’s market, with demand outpacing supply and prices starting to rise. A MAI of 45 or more is a strong seller’s market - inventory is very tight, demand is high, and prices are likely climbing rapidly.

Business is business if they want to leave why you gonna block them or force them to talk to their current broker without knowing there is a better option, this is big no no - agents know once they say anything their current broker this will cause nothing but problems and some petty brokers fire them to steal their pending transactions.
I guess it depends on the level of trust and transparency that the agent has with their team leader

Or the easier one is simply "Dress according to the Price of the Home." So a "Million Dollar" property deserves you arriving ... "Looking like a MILLION DOLLARS" ? Correct ? I have lost faith in two realtors now. One gave crap desc😢 and wanted me to correct it, another just up and disappeared, no flyer, no nothing. Hose was fully prepared for agent #2.

It feels like podcasts have become a lot like emails--noise in a very busy crowded space. Yet, they are being produced in the thousands with success and somehow they still get audiences. For most of us, who have not been heavy into social media, seems like trying to start from a dead stop with the titans of the industry like yourself would not be an efficient use of time with little ROI.
I think you make a really solid point that fighting to have your voice stand out in a saturated market seems like a low income producing activity. When there is are tried and true methods that can get more instantaneous results. With that said having an online presence is a must going forward for any business to succeed and that is only going become more relevant as time goes on. Creating content and posting is deff a long play but starting sooner rather than later will set you up for success in the future compared to those business who are trying to get up and running posting content a year or two years from now. Also I think where people get stuck is thinking that their content needs to appeal to all audiences everywhere on a macro level. When in truth the best content is the micro content that is niched to your community, your sphere, or friends and family. It's at that level you will get the support and engagement and branding. Which will lead to the ROI in the long end. One of my favorite sayings is "The best time to plant a tree was five years ago. The second best time is today"
And yet emails still work. Podcasts are amazing if you have a strategy in place
